FACTORS AFFECTING THE TOBIN'S Q MARKET VALUE OF REAL ESTATE COMPANIES LISTED ON THE HO CHI MINH CITY STOCK EXCHANGE

Abstract

This study deeply analyzed eight main factors affecting the Tobin's Q market value of real estate businesses, including: debt ratio, business scale, asset turnover, solvency, asset ratio fixed income, growth opportunities, economic growth, and corporate income tax. In particular, these main factors are divided into two groups affecting Tobin's Q market value, including the group of observations that have a positive impact (5 factors) and the group of observations that have a negative impact (3 factors). The study also provided recommendations for business managers and state management agencies in the real estate sector to make policies that support real estate businesses to increase their market values.
