Application of GIS in developing a land value zoning map for Di An Ward, Ho Chi Minh City

Abstract
Land value zoning is an important tool for land administration and valuation. This study integrates Geographic Information Systems (GIS) with multivariate regression to develop a land value zoning map for Di An Ward, Ho Chi Minh City. Using cadastral maps and 242 market-price survey observations collected during 2020–2025, factors affecting land prices per square meter were converted into spatial variables and incorporated into the model. After logarithmic transformation of the dependent variable and removal of outliers, the model achieved R² = 0.653 (F = 22.96; Sig. = 0.000). The main determinants were parcel area, distance to roads, administrative location, infrastructure, and land-use planning. Land was classified into high-, medium-, and low-value zones to support valuation, planning, and local land management.
