Price dynamics and spatial variation of real estate projects along Metro Line 1 in Ho Chi Minh City

Abstract
This study examines the impact of Metro Line No. 1 (Ben Thanh - Suoi Tien) on the selling prices of commercial apartment projects located along its corridor in Ho Chi Minh City. The dataset comprises 40 projects within a 0–2,000 m radius of metro stations, compiled from field surveys and secondary data obtained from real estate exchanges. A hedonic pricing model is estimated using multiple regression to quantify the effects of metro proximity alongside project-specific attributes. The results indicate that distance to the metro is statistically significant, with a standardized beta coefficient of −0.183, implying an average price decrease of approximately 0.015 million VND/m² for each additional meter. Distance to the city center emerges as the strongest determinant (β = −0.511), while mid-end projects are priced significantly lower than high-end developments. Google Maps–based price visualization further reveals pronounced spatial differentiation along the metro corridor. Overall, the findings provide robust quantitative evidence of the influence of metro infrastructure on the apartment market in Ho Chi Minh City.
