Social housing development in Vietnam - Current situation and factors affecting investment capital attraction

Abstract
Developing social housing for low-income individuals and industrial park workers is a strategic priority in the Vietnamese government's socio-economic development agenda. Despite implementing various policies to encourage investment in social housing, such as incentives on land use fees, land rents, value-added tax, corporate income tax, and bank loans, the supply remains insufficient. This study evaluates the current state of social housing development in Vietnam and identifies key factors influencing the ability to attract investment capital for such projects. The findings provide valuable insights and serve as a critical reference for advancing social housing initiatives.
