Developing the rental housing market in Vietnam: Current situation and solutions

The rental housing market plays an important role in meeting housing needs and promoting a more balanced and sustainable real estate market. Demand for rental housing in Vietnam is rising rapidly because of urbanization, labor migration, and persistently high housing prices. However, supply remains limited and is dominated by small-scale household and individual landlords, while professionally developed rental projects are still scarce. Investment incentives related to land, credit, and taxation have not been sufficiently attractive to encourage enterprises to enter this segment. This study analyzes the current development of Vietnam’s rental housing market, identifies major constraints concerning supply, investment capital, land access, management quality, and market information, and proposes solutions to expand supply, improve the policy framework, professionalize rental housing management, and promote sustainable development of this market segment.
