Abstract
This study examines the notary's responsibilities in certifying property disposition transactions, with a focus on determining the marital status of the property seller or transferor at the time of property creation or disposition. A key responsibility involves verifying marital status based on documents issued by the commune-level People's Committees. The findings highlight the need for notaries to provide clearer guidance to property buyers or transferees, enabling them to make informed decisions about the sufficiency and clarity of the marital status certification process.
